Common Garage Door Problems: Causes, Fixes & When to Call a Pro

May 25, 2026

Garage doors are one of the hardest-working parts of your home. The average garage door opens and closes more than 1,500 times per year β€” and like any mechanical system, it will eventually develop problems. In Florida's heat, humidity, and storm-heavy climate, those problems can show up faster than in other parts of the country.

The good news: many common garage door issues have straightforward causes and fixes. The key is knowing when you can handle something yourself and when you need a professional. Here's what Central Florida homeowners should watch for.

1. Garage Door Won't Open or Close

This is the most common call we get at Classic Garage Doors. When your door won't move at all, start with the basics before assuming the worst. Check that the opener is plugged in, the wall button and remote both have working batteries, and that the manual release cord hasn't been accidentally pulled.

If the basics check out, look at the photo-eye sensors near the bottom of the door tracks. These infrared sensors must be aligned and free of dirt or obstructions β€” if the beam is blocked or the sensors are knocked out of alignment, the door will refuse to close as a safety measure. Gently wipe the sensor lenses and make sure they're pointing directly at each other (most units show a solid light when aligned).

If none of that resolves it, the issue is likely a broken spring, a stripped gear in the opener, or a broken cable. These require professional garage door repair β€” attempting to work on torsion springs yourself is dangerous and not recommended.

2. Loud or Unusual Noises During Operation

A garage door that runs quietly is a healthy garage door. When you start hearing grinding, scraping, rattling, or banging, it's time to pay attention. Different noises point to different problems:

  • Grinding: Often means the opener gears are worn or the tracks are misaligned. The door is working harder than it should to move.
  • Squeaking or squealing: Usually a lubrication issue. The rollers, hinges, and springs all need periodic lubrication with a garage door-specific lubricant (not WD-40, which attracts dirt and breaks down quickly).
  • Banging: Could be a loose panel, a broken spring, or a cable that has snapped off the drum. Banging is almost always a sign to stop using the door and call for service.
  • Rattling: Check that all hardware β€” nuts, bolts, and track brackets β€” is tight. Vibration from normal operation loosens fasteners over time.

In Florida's climate, metal components expand and contract with temperature swings, which accelerates wear. A lubrication and tune-up at least once a year makes a significant difference in noise levels and door lifespan.

3. Door Is Off-Track or Moving Unevenly

If your garage door looks crooked, jerks as it moves, or appears to be riding higher on one side than the other, it has likely come off the tracks or has a broken spring. A single broken torsion spring forces one side of the door to carry unequal weight, causing the uneven movement.

Do not continue operating an off-track or uneven door. Forcing it open or closed risks bending the tracks permanently, snapping the cables, or causing the door to fall entirely. This is one of the more urgent repair situations β€” an off-track door is both a safety hazard and a security risk for your home.

Our technicians at Classic Garage Doors in St. Cloud can reset tracks, replace broken springs, and adjust cable tension to restore proper alignment. Spring replacement in particular should only be done by a trained technician β€” torsion springs are under extreme tension and can cause serious injury if mishandled.

4. Slow Response Time or Opener Malfunctions

Modern garage door openers are reliable, but they do age. If your door takes several seconds to respond after you press the remote, moves sluggishly, or reverses direction unexpectedly, a few things could be going on.

First, check the opener's sensitivity and force settings. In Florida, heat can cause the motor to run harder in summer, sometimes triggering the auto-reverse feature prematurely. Your opener's manual will have instructions for adjusting these settings.

Second, consider the age of the unit. Most openers last 10-15 years. If yours is older and showing these symptoms, it may be time to upgrade. Modern openers β€” especially smart garage door openers β€” offer quieter operation, battery backup for outages, and app-based monitoring that lets you check and control your door from anywhere.

If the opener seems fine but the door still moves slowly, the problem is likely mechanical: worn rollers, dry hinges, or a door that's out of balance. A professional tune-up can identify and correct these issues quickly.

When to Call a Professional

Some maintenance tasks β€” like lubricating hinges, tightening loose bolts, and cleaning photo-eye sensors β€” are safe for homeowners to handle. But these situations require professional service:

  1. Broken or damaged torsion or extension springs
  2. Cables that have snapped or come off the drum
  3. Door that is off-track or visibly bent
  4. Opener motor that is burning out or surging
  5. Any issue you cannot identify after basic troubleshooting

Attempting spring or cable work without proper training and tools is one of the most common causes of garage door injuries. The cost of a professional repair is always less than an emergency room visit.
