1. Broken or Worn Torsion Springs
Torsion springs are the heavy-duty coils that counterbalance the weight of your garage door, making it easy to lift. These springs have a limited cycle life — typically 10,000 cycles — and in Central Florida, where homeowners use their garages constantly due to heat and afternoon storms, they wear out faster than average.
When a torsion spring breaks, you'll often hear a loud bang, and the door will suddenly feel extremely heavy or refuse to move at all. Do not attempt to operate the door manually or replace the spring yourself. Torsion springs are under enormous tension and can cause serious injury if mishandled. This is one repair that always requires a professional.

2. Garage Door Won't Open or Close Completely

If cleaning the sensors doesn't resolve the issue, it's best to have a technician inspect the track and opener settings. Forcing a partially-stuck door can damage the panels, tracks, and opener motor.
3. Loud, Grinding, or Squeaking Noises
A noisy garage door is almost always a maintenance issue. The most common culprits in Florida are:
- Lack of lubrication — Florida's heat causes lubricants to dry out faster. Rollers, hinges, springs, and the opener chain or screw drive all need regular lubrication with a silicone or lithium-based spray (avoid WD-40 — it strips lubricant rather than adding it).
- Worn rollers — Steel rollers develop flat spots and become noisy over time. Nylon rollers are a quieter, longer-lasting upgrade.
- Loose hardware — Vibration from daily use works bolts and screws loose. Tighten all visible hardware with a socket wrench during your annual tune-up.
A squeaky door that goes untreated often leads to faster wear on rollers and hinges. We recommend lubricating your garage door every 6 months — more often during summer months.
4. Garage Door Remote or Keypad Stops Working
If your remote suddenly stops working, start with the simplest fix: replace the batteries. If new batteries don't help, try reprogramming the remote to your opener (the steps vary by brand — check your opener manual).
Persistent connectivity issues can be caused by radio frequency interference from nearby electronics, a damaged antenna on the opener, or a failing logic board in older openers. If your opener is more than 10–15 years old and the remote issues are frequent, it may be time to consider an upgrade to a newer smart garage door opener with smartphone app control — no remote needed.
5. Garage Door Off Its Tracks
A garage door that jumps its tracks is a serious problem that should be addressed immediately. This typically happens due to:
- A vehicle accidentally hitting the door
- A broken cable that causes uneven lifting
- Accumulated debris in the track
- Severely bent or misaligned track sections
Never attempt to operate a door that has come off its tracks — doing so can cause the door to fall or further damage the track, cables, and opener. Call for emergency service. Once repaired, a technician will inspect the full track system to ensure proper alignment so the problem doesn't recur.
6. Weather Seal and Bottom Seal Damage
Florida's intense sun, UV radiation, and heavy rain deteriorate rubber weather seals faster than in cooler climates. When the bottom seal cracks or the side seals pull away, you'll notice:
- Daylight or gaps visible around the door frame
- Water pooling on your garage floor after rain
- Insects, lizards, and humidity entering the garage
- Reduced energy efficiency in climate-controlled garages
Replacing weather seals is a relatively low-cost repair that makes a big difference in comfort and pest control. If gaps are severe, especially on the sides and top of the door, it may indicate the door itself has warped or the frame has shifted — both worth a professional eye.
7. Garage Door Opener Motor Running But Door Doesn't Move
If you hear the opener motor running but the door isn't moving, the disconnect cord has likely been accidentally pulled — a safety feature that allows manual operation during a power outage. Look for a red cord hanging from the opener trolley and re-engage it by pulling it back toward the motor unit until you hear it click.
If the trolley is engaged but the door still won't move, the drive mechanism (chain, belt, or screw drive) may be broken, or the spring system may have failed. This requires a service call.
