Your garage door is one of the hardest-working parts of your home β and one of the most overlooked. In Central Florida's heat, humidity, and storm season, a poorly maintained garage door wears out faster, becomes a safety hazard, and can fail at the worst possible moment. The good news? A simple maintenance routine takes less than 30 minutes and can add years to your door's life.

1. Visually Inspect the Door and Hardware
Start with a full visual inspection. Open and close the door and watch it move. It should travel smoothly along the tracks without jerking, grinding, or hesitating. If it shudders or jumps, something is off β and catching it early prevents bigger problems later.
Check the rollers, hinges, and tracks for visible damage. Look for bent tracks, cracked rollers, or loose bolts. Tighten any loose hardware with a socket wrench β but don't over-tighten, especially on adjustable track brackets, which are designed to shift slightly under load.
Also inspect the bottom seal β the rubber weatherstripping along the base of the door. If it's cracked, brittle, or pulling away, it needs to be replaced. A damaged seal lets in water, insects, and Florida humidity, all of which accelerate rust and wear on your door's internal components.
2. Lubricate Moving Parts Every 6 Months
Florida's heat and humidity are hard on metal. Regular lubrication keeps your door quiet and prevents premature wear on springs, rollers, and hinges. Use a white lithium grease spray or a silicone-based lubricant β never WD-40, which is a degreaser and will actually dry out your components over time.
Apply lubricant to: the torsion springs above the door, the hinges on each panel section, the rollers (metal ones β not nylon), and the bearing plates at each end of the spring shaft. Apply a light coat to the top of the door tracks as well, but avoid the inside of the tracks β too much lubricant there can cause the rollers to slip.
If your door is unusually loud or squeaky, lubrication is usually the first fix. If noise persists after lubricating, the rollers or springs may need to be replaced. 3. Test the Auto-Reverse Safety Feature
Modern garage door openers are required to include an auto-reverse safety mechanism. This feature stops and reverses the door if it contacts an obstacle while closing β a critical protection for children, pets, and vehicles. You should test it every 6 months.
Place a 2x4 flat on the ground in the path of the door. Close the door using the wall button or remote. When the door contacts the board, it should immediately reverse. If it doesn't, the opener's sensitivity needs to be adjusted β most units have a force adjustment dial on the motor housing. Consult your opener's manual for the correct procedure.
Also test the photo-eye sensors β the two small devices mounted near the floor on either side of the door opening. Wave your foot through the beam while the door is closing. The door should stop and reverse instantly. If it doesn't, clean the sensor lenses with a soft cloth and check their alignment so both indicator lights are solid and steady.
4. Check the Springs β and Know When to Call a Pro
Torsion springs do the heavy lifting every time your garage door opens. A standard residential spring is rated for roughly 10,000 cycles β about 7 to 10 years with typical use. When a spring breaks, the door becomes nearly impossible to lift by hand and puts serious strain on your opener motor.
Inspect your springs at least twice a year. Signs of wear include visible gaps in the coil, rust, or any separation in the metal. Do not attempt to adjust or replace garage door springs yourself. Springs are under extreme tension and cause serious injuries when handled without the proper tools and training.
