Check for visible gaps, rust, or uneven coiling. Never attempt to adjust or replace springs yourself — they are under extreme tension and can cause serious injury. 2. Check the cables. The steel cables lift and lower your door along with the springs. Look for fraying, kinking, or cables that appear loose or off the drum. Frayed cables are a failure waiting to happen — this is also a job for a trained technician.
3. Test the balance. Disconnect your opener by pulling the red emergency cord. Manually lift the door to about waist height and let go. A properly balanced door stays in place or drifts slowly. If it slams down or shoots up, the springs are out of balance and need adjustment.
4. Lubricate all moving parts. Use a garage door-specific lubricant (not WD-40, which is a degreaser, not a lubricant) on the following: hinges, rollers, torsion spring, and the top of the door tracks. Avoid spraying the chain or belt drive on your opener — that area should stay dry. In Florida's humidity, lubrication is especially important because metal-on-metal contact corrodes quickly without it.
5. Inspect and clean the tracks. Wipe down the inside of both vertical and horizontal tracks with a damp cloth. Remove debris, dirt, and dried lubricant buildup. Check that the tracks are aligned — if you see gaps between the roller and the track, or the track is visibly bent, call a professional. Do not try to hammer tracks back into position yourself.
6. Test the auto-reverse safety feature. Place a 2x4 flat on the ground under the door. Press the close button. The door should reverse immediately when it contacts the board. If it doesn't, adjust the force sensitivity on your opener or call for service. This feature protects children and pets from being trapped under a closing door.
7. Check the weatherstripping. Florida's heat and UV exposure crack and dry out rubber weatherstripping fast. Run your hand along the bottom seal and the side seals. If the rubber is cracked, brittle, or missing sections, replace it. This keeps out rain, insects, and conditioned air.
8. Test the opener's safety sensors. The two sensors near the bottom of your door tracks should have steady LED lights (one sending, one receiving). Wave your hand through the beam while the door is closing — it should reverse. Clean the sensor lenses with a dry cloth if the lights are blinking, which usually indicates an alignment or dirt issue.
9. Tighten all hardware. Vibration over thousands of open-close cycles loosens bolts and lag screws. Use a socket wrench to go over the brackets, roller hinges, and track mounting hardware. Don't over-tighten — snug is enough.
10. Inspect panels for damage. Look for dents, cracks, or rust on each panel. Minor cosmetic dents are fine, but structural damage or rust that has penetrated the panel surface can compromise the door's wind resistance — important in Florida. Consider garage door installation of a new panel or full replacement if damage is significant.
