How to Extend the Life of Your Garage Door in Florida

Lubricate Moving Parts Every Six Months

The springs, rollers, hinges, and tracks on your garage door need regular lubrication to operate smoothly. In Florida's humid climate, metal parts are especially prone to corrosion and friction buildup. Use a silicone-based or lithium-based garage door lubricant β€” not WD-40, which is a solvent and can actually accelerate wear β€” on all moving metal components.

Every six months, apply lubricant to the torsion springs above the door, the rollers (especially the metal stems), the hinges at each panel joint, and the trolley rail if you have a chain-drive opener. This simple step prevents squeaking, reduces strain on the opener motor, and can help rollers last twice as long as those on a neglected door.

Test and Correct Door Balance

An unbalanced garage door puts unnecessary strain on the opener, springs, and cables β€” and can cut the life of those components significantly. Testing balance takes about 30 seconds. Disconnect the opener by pulling the red emergency release cord, then manually lift the door to about waist height. Let go. The door should stay in place. If it falls or shoots upward, the spring tension is off.

Never attempt to adjust torsion springs yourself. These springs store an enormous amount of energy under tension and can cause serious injury if they snap or are mishandled. Inspect and Replace Weatherstripping

Florida's rain and humidity make weatherstripping more important here than almost anywhere else in the country. The rubber seal at the bottom of your door β€” called the bottom astragal β€” keeps out water, pests, and debris. When it cracks or detaches, moisture enters the garage and accelerates rust on metal hardware, rot on wood components, and staining on the floor and walls.

Inspect the bottom seal twice a year. It should be pliable, make full contact with the floor across the full width of the door, and show no cracks or gaps. Replacement seals are inexpensive β€” typically under $30 in materials β€” and take about 20 minutes to install. Also check the side and top weatherstripping around the door frame. After a Florida hurricane season or a particularly wet summer, these strips often need replacement.

If steel door panels are showing early rust spots, address them quickly. Sand the area lightly, apply a rust-inhibiting primer, and repaint with an exterior-grade paint matched to the door color. Surface rust caught early is a simple repair. Left alone, it spreads to surrounding panels and eventually compromises the door's structural integrity.
