The Three Biggest Threats to Wood Doors in Florida
1. Moisture and Humidity
Florida averages over 50 inches of rainfall per year, with the June–September rainy season delivering heavy, daily downpours. Wood naturally absorbs and releases moisture, and in Florida that cycle is relentless. Repeated expansion and contraction causes panels to warp, joints to loosen, and paint or finish to crack and peel — leaving raw wood exposed to the next round of rain.
2. UV Exposure
Florida's intense sun degrades exterior finishes quickly. A finish that might last 7–10 years in the Midwest can break down in 2–4 years here. Once the protective coating is gone, moisture penetrates faster and rot can set in within a single wet season.
3. Rot and Mold
Rot is the long-term consequence of unchecked moisture. It often starts at the bottom panels and lower corners — the lowest points where standing water accumulates after rain. Mold and mildew follow the same path, and both progressively weaken the door's structural integrity.
How to Protect Your Wood Garage Door in Florida
Seal and repaint every 2–3 years. This is the single most important step. Use a high-quality exterior-grade paint or stain with built-in UV inhibitors and water-repellent properties. Before repainting, sand down any cracked or peeling finish completely, prime bare wood, and probe for soft spots that signal early rot. Getting ahead of this on a regular schedule is far cheaper than replacing a rotted panel later.
Check the bottom seal regularly. The rubber or vinyl weatherstrip along the bottom of your door is your first defense against ground moisture. Florida's heat causes it to dry out, crack, or pull away within a year or two. Replace it as soon as you notice gaps or stiffness — a broken seal lets water pool under the door and wick directly into the bottom panel. Paint all six sides of the door. Many homeowners paint only the visible face and forget the top, bottom, and side edges. The edges — especially the bottom edge — need sealing as much as the face. Moisture enters fastest where factory finish is thinnest or where raw wood has been exposed by a drill, cut, or hardware installation.
Wash and inspect twice a year. Rinse the door thoroughly with a garden hose each spring and fall. Use mild soap and a soft brush to remove mold, dirt, and environmental deposits. While washing, inspect for soft spots, cracks at panel joints, and peeling finish. Catching a small soft spot in April costs very little to address. Finding advanced rot in October before the next rainy season can cost several times more.
Consider a drip cap or overhang. Even a modest overhang above the garage opening significantly reduces how much rain contacts the door face. If your garage has no overhang, a simple metal drip cap along the top of the door frame redirects water away from the panels and dramatically extends the life of your finish.
When to Repair vs. Replace Your Wood Garage Door
Minor surface rot caught early can often be repaired by cutting out the damaged section, treating surrounding wood with a rot-stopping hardener, and filling with epoxy wood filler before repainting. This works well on isolated spots on non-structural panels.
But if rot has reached the door's structural frame, spread across multiple panels, or caused warping that prevents the door from sealing or operating squarely, replacement is the smarter investment. A wood door that can't seal properly is both an energy drain and a security concern — and continuing to patch structurally compromised wood in Florida rarely ends well season over season.
